Things to Know!

-Property is self-catering. Only starter supplies provided.

-Strict Non-smoking Property.

- Parking is first come first serve - Parking Pass Provided
- The minimum age required to book our property is 25 years old.
- For security purposes, all booked guests are required to complete verification through Guest Ranger. This includes uploading a photo of a valid government-issued ID (such as a passport or driver’s license) along with a selfie. Your reservation will be finalized once this process is completed.
- Pest control occurs every second Tuesday of the month.

This Property is Pet (Dogs) Friendly. Read before booking!
We’re happy to welcome dogs, but there are a few important guidelines to follow:
Advance Notice Required: You must notify the management company in advance if you plan to bring a dog. Please include your dog’s breed, weight, and age. The Pet Fee will be added to your reservation. Bringing an unauthorized pet or failing to pay the required pet fee will result in a $500 unauthorized pet fee, immediate eviction, and forfeiture of all rental payments, as this is a breach of our Rental Contract.
Dog Size Limit: One or two (2) dogs allowed up to 20 pounds each.
Pet Fees:
For 1 dog
$175 minimum for any reservation up to 1 week
$275 minimum past 1 week up to per month
For 2 dogs
$275 minimum for any reservation up to 1 week
$399 minimum past 1 week up to per month
Not Permitted:
No dogs under 12 months old must be housebroken, neutered, or spayed.
The following breeds (and any mixes thereof) are not allowed:
Akita, Australian Blue Heeler, Boxer, Bull Mastiff, Chow, Dalmatian, Doberman, English Bulldog, Great Dane, Husky (any type), Malamute, Mastiff (any variation), Pit Bull (any mix), Presa Canario, Rottweiler, Saint Bernard, Wolf-dog hybrid. We reserve the right to decline any dog for any reason.
Rules While On Property:
Dogs must be leashed and restrained at all times outside the unit.
Dogs are not allowed in the pool area.
All dog walks must take defecation off the association property. The city property is usually the sidewalk and away from the property.
Per County Ordinance, dogs are not allowed on the beach.
Excessive barking will result in eviction of the dog, guests, and renters from the property.
Service Animals (defined as dogs that are individually trained to do work or perform tasks for people with disabilities) and Emotional Support Animals (“Emotional support animal” means an animal that does not require training to do work, perform tasks, provide assistance, or provide therapeutic emotional support by virtue of its presence which alleviates one or more identified symptoms or effects of a person’s disability) are welcome. HUD also defines Assistance Animals as “An assistance animal is an animal that works, provides assistance, or performs tasks for the benefit of a person with a disability, or that provides emotional support that alleviates one or more identified effects of a person’s disability. An assistance animal is not a pet.” We are happy to accommodate guests with assistance animals, adhering to online booking sites policies and all applicable laws. Florida Statute addresses this in Chapter 760.27, DISCRIMINATION IN THE TREATMENT OF PERSONS; MINORITY REPRESENTATION. We do not ask for documentation for either ESAs, Assistance Animals or Service Animals

"We love visiting New Smyrna Beach and from now on, this will be the one and only condo we will stay in. Jeff and Gina are tremendous hosts and within hours returned with any answers or information we needed - so responsive. As for the unit, they go above and beyond in providing everything that is needed, including bathrobes and an air fryer. The unit is beautifully furnished and so very comfortable and quiet - the bathtub in the master suite is incredible. The condo association is wonderfully maintained including a great workout room and even a sauna. Being right on the beach is one magnificent plus (no cars allowed on the beach) and the location is perfect. We are so happy and excited to finally have the perfect place to stay in NSB. Thank you so very much Jeff and Gina.

"This was such a beautiful place with all the amenities to make our stay an enjoyable one. The owners have exceptional taste in decorating and hosting. The beach is amazing as well. "My family wanted to go to the beach where we could walk out the door and be there. If we forgot something at the condo we could go get it because it was so close. "Gorgeous condo on the beach! Clean pool, amazing views, no drive part of New Smyrna Beach. Close to stores and a beautiful park but not crowded at all. We had a minor maintenance issue, and the landlord was very responsive, came out to work on the problem. Was kind and gracious the whole time. Looking forward to coming back soon! If you've been hunting for the perfect rental, this is it!

"The Ebb Tide Complex is high end and classy. Robert and Mike who are caretakers of the complex are Rock Stars and take their jobs seriously. In the middle of December 2024, it was a little cooler than usual but the pool was in the 80's, the Spa 102 degrees and swimming was not a problem. The Condo's location is close to the elevator and walking from the parking lot was a piece of cake. Just a few miles from Flagler Avenue where everything is happening. The Ebb Tide Complex is gated and has a high ultra modern seawall that keeps the ocean where it belongs so storms are not a problem. Stairs going down to the beach are of a Trex material and not wood which splinters. Inside the condo, the Large Flat Panel TV in the Living Room reminded me of home. This unit has fast WiFi and a great view of the ocean from the couch or Master Bedroom. The High end Comfort Gel Utlimate beds were Awesome and the high water pressure in a very large modern shower was a dream. High end pots and pans, cutlery and dinner plates are above what you would expect. Who could want more! Highly recommend this unit! Anyone booking this for warmer summer days have all the water toys, bicycles and more for their exclusive use when booking this condo. My compliments to the cleaning staff, this 1,500 square foot condo was spotless!!

"This is one of our favorite places to stay! Everything you need for a great beach vacation. The unit is beautiful and immaculate. There are surf boards, chairs, bikes and everything else you would want to use at the beach! We love being able to go back and forth between the beach and the pool/hot tub. "Our family had an absolutely lovely stay at Ebb & Tide 205! The condo is very comfortable and spacious, bedrooms and beds very comfortable, kitchen well stocked. But best of all the balcony, the view of the ocean directly from the balcony and the living room and the master bedroom is priceless! Common areas in the condo complex are well maintained and private. The pool is lovely and usually very quiet. The beach is clean and beautiful. Dolphins can be often seen right from the balcony. New Smyrna Beach is a new discovery for us and a lovey town with many great restaurants and a very calm and peaceful feel to it. We would love to be back and definitely would stay with Jeff & Gina gain! Thank you so much!

"This unit is beautiful. Well stocked kitchen; beds are comfy; all the toys and towels needed for the pool and the beach. The deck overlooks the ocean and you hear the waves constantly. The beach is quiet and perfect to walk or bike on. We had the most relaxing vacation in a long time. Saw dolphins while we sat on the deck. The community is well taken care of and has everything you would need. We took advantage of pickleball, the hot tub, the pool and the beach. We hope to return and highly recommend staying here.

"Our family of 5 enjoyed our 4 nights on the beach! The house was stocked with everything we needed even beach towels! We had a great time in the pool/hot tub and walking down the beach. I like how private the beach area is and there's no driving on the beach in this area which is good for kiddos. The staff at the condo were very friendly and accommodating, they even helped me carry my beach bag up because the elevator was out of service. Sipping coffee on the balcony with the sunrise was perfect also! I'd love to go back in the warmer months! PS if you need food recommendations Mi Mexico, SoNapa and JBs and Chases are some of our family favorites and they are super close by!

"Jeff and Gina's place in New Smyrna Beach is amazing. Lots of space to stretch out and enjoy. The amenities of the building are awesome, with a nice pool and beach access. The best part is the garage full of beach equipment. Leave your stuff at home because they have everything you need! We will be staying at the location and trying others in the future! Thanks for a great stay!

"I cant say enough great things about this property! Jeff and Gina literally thought of everything! Their home is a piece of heaven on the beach. You can tell they spent time making sure to add everything you might need to make it feel just like home. Having access to their garage which was filled with beach chairs, bikes, beach toys and boogie boards for the kids made our beach days perfect! When looking at other homes in the area I couldn't find one that offered the beach equipment like they did. They instead refer you to a company to rent the equipment. We wish we could of stayed longer and will can' wait to plan a trip back!

"We had an awesome stay at ET405! The condo is comfy and cozy with plenty of welcome amenities to get by (hand soap, dish soap, dishwasher packs, coffee filters, toilet paper, etc). The kitchen is well stocked with plenty of gadgets you may need and more! The unit is clean and beautifully decorated, as shown. We would stay again.

"Our family stayed at this place, and it was just great. Two adults, multiple kids. The place is laid out well. The buildings are calm and easy-going. The beach really is just steps away, and wide, great for long beach walks. The pool was heated nicely when needed. The place is wonderfully decorated and has a great setup. The balcony is amazing to watch the sunrises from. J&G provides all the basic needs, and also various "toys" (like beach chairs, bikes, etc.) to have a good time. Jeff was responsive and supportive while we were there, before and after. Also, the building staff was very friendly and helpful too, offered to help if we needed anything multiple times. All around a great place. I have had three Airbnb experiences, one was not what the place was "sold" to be, and the other was fine and pretty much lined up but the owner was semi-engaged and had us work with a property company that didn't always respond, and this place with J&G was better than expected and owners available & engaged.A+

"This Ebb Tide Unit 405 was amazing! Beautiful ocean views and excellent accommodations. When we arrived, interior was exceptionally clean. Unit had luxury accommodations, accessories and kitchenware. Very tasteful and charming interior decor. The owner, Jeff P., was very personable and provided a garage unit filled with fun beach activity items. Ebb Tide Condo complex is well kept with friendly staff. Very nice stretch of beach, and two great restaurants nearby that we enjoyed (Norwood's and SoNapa). We had a great visit and hope to come back again!

The condo is very nicely decorated and was stocked with all the basic necessities plus tons of extras such as beach bags, beach towels, cooler, recreation equipment etc. The entire building is well maintained and in great shape. The location is convenient to restaurants, shopping and parks. It just doesn’t get any better!

"Overall our experience was very good. We have stayed at this condo before, so knew what to expect. Jeff was very attentive to some questions we had, and made us feel we were special guest. "Loved this condo! We were very worried about booking through this website due to fake properties and money scams, but this property looks exactly how it does in the pictures! The owners have provided so many amenities within this condo that it is unreal, and made us feel so at home! This was one of the best places we have ever stayed by far.
